Property users generally prioritize their goals as follows:
- Maintenance of the property in support of the users’ core business units and activities and the end users’ demand for continuous, effective and efficient work environment, with an emphasis on ensuring that the facility assets fulfill their useful economic lives and that interruptions to the primary business processes are eliminated;
- Provision of facility services at the optimal cost/quality ratio directed toward supporting high productivity of business units, the primary business processes, and the end users; and
- Preservation and the maintenance of the value of the property based on the whole life cycle of the property and its assets in the event that the property becomes surplus and is made available for disposition.
Income from property operation is not a primary business activity or priority of the property users nor the responsibility of the facilities manager. Increasing the net operating income from properties and their value is the primary responsibility of property managers.
