Structural attributes are the characteristics of the fabricated structures on a site, including the design, materials, scale, features, quality and other items that define a building or structure. An analysis of a structure addresses its:
- Shape and size – The form and dimensions of existing improvements and area for building, parking and open space;
- Materials and quality – The type and nature of the building materials used in the construction of buildings;
- Condition and effective age – The current condition of an existing building and its age, which generally determine whether it should be renovated, rehabilitated (rehabbed) or replaced;
- Traffic and parking plan – Entrance and exit (ingress and egress) points, on-site traffic circulation and parking indices.
The attributes of the building together site it is situated on, the environment in which it is located and the linkage to the site are the static attributes (physical attributes) of a property. It is these static attributes collectively that determine the potential uses and value of the property.
