1. The overall performance of a firm’s operations before considering nonoperating revenue and expenses, extraordinary items and income taxes, it equaling gross potential income (GPI) from commercial real estate.
2. The projection of the hotel’s operating revenue and expenses, commonly over a five- to ten-year period, based on its estimated occupancy rate (OCC) and the average daily rate (ADR) per room.
